122 acres waterfront hunting land on the North Branch of the Oconto River

122.5 ac in the family since the 1940’s. It has a variety of pines & hardwoods/softwoods with a great mix of high & low lands. The amazing part of the property is that there is an absolutely beautiful build site overlooking the North Branch of the Oconto River with over 1400ft of waterfront where you can build and overlook the river with the other side of the river being owned by you so you will not see another house across from you. It has great topography and road frontage on both CTY W and Section 4 Ln to the West (dead-end road). These properties do not come to the market often. This is a once in a lifetime opportunity to own and absolutely amazing waterfront property and land to be secluded and tucked away. Live on the river and hunt out your back door. This property is in the MFL program.

Whitetail Dreams is honored to present to you 122.5 acres that has been in the same family since the 1940’s. This legacy property is located just Southwest of the town of Mountain in Oconto County on County Road W. The timber consists of Aspen, Cedar, Black and White Ash, Balsam, White, Red and Scots Pine, White and Red Oak, Sugar Maple, tamarack, White Birch, Spruce, Black Cherry with honeysuckle and Japanese barberry. I spent some time with the Seller listening to stories of years gone by. This property was one of the original homesteads in the Mountain area and was operated as a farm. I enjoyed hearing stories from the past and even seeing pictures of what it looked like when it was a farm. It was clearly evident to me that there have been many memories made here for several generations and Seller has made the decision to pass the legacy of this property on to another family so that they to can create a lifetime of memories.
This beautiful property has road frontage on two roads. County Road W on the East side and Section 4 Ln on the West, which is a dead-end road, and boosts approximately 1400 +/- of waterfrontage on the North branch of the Oconto River to the North of Chute Pond. The views are absolutely exquisite. There is a level build site that overlooks the river. The appeal of the amazing spot is that you would own the other side of the river as well. Imagine waking out on a crisp morning in fall morning with the colors of the trees popping all around you and sitting on your deck overlooking the river listening to sound of the water rushing over the rocks and enjoying a cup of coffee knowing that you will never see another dwelling across from you because you own the opposite side of the river as well. Then just yards away your own private pond that you can develop in to a personal fishing pond or gathering area for your family and friends. (It is unknown how deep the pond is at this time)
The land is extremely diverse from lowlands to rolling hills, ridges, and valleys, it is absolutely breathtaking. The timber has been properly managed in accordance with the forestry plan and is regenerating as expected and provides excellent habitat for wildlife. The age structure of the woods is excellent and noticeable as you walk around and serves to draw in wildlife. As I walked around, I found plenty of game trails, a few rubs and even some deer beds and what I think is a fox den, and I’m sure those towering Pines are roosts for turkeys, and the smaller Pine stands provide security cover for deer.
If you’re unfamiliar with the Mountain area… Let me tell you it’s one of the greatest recreational areas in Northeastern Wisconsin. There are miles and miles of wonderful ATV/UTV/snowmobile trails winding through the forestland with beautiful views of the surrounding country side with plenty of pit stops to for food and beverages. Speaking of food and beverages. Just to the South on Highway 32 is a rustic old fashion supper club called the Weatherwood. On Friday night they have double bubble on old fashions and one of the greatest fish fry’s in the area, complete with a soup and salad bar. Make sure to get there early. Plus, there are plenty of other establishments to stop at for food. Water’s edge serves up a mean burger, The Chute the Breeze Inn serves a great breakfast and the Pipeline has a diverse lunch/dinner menu to suite any pallet and is a must stop and try.
Chute Pond is a 433 acre lake located in Oconto County. It has a maximum depth of 19 feet. Visitors have access to the lake from public boat landings. Fish include Pan fish, Large mouth Bass and Northern Pike, and has a campground, and is home to slippery rock which is a huge rock that has water running down it and you can slide down the rock in to the water. This is one of the most unique and interesting attractions in the area, and let’s not forget about the sandbar on Chute Pond! There is always a gathering at the sandbar. Many great memories have been made here. Launch your boat/pontoon/watercraft and head to the sandbar! Park your boat and jump out and enjoy the events that occur here. There is always a fun time to be had by all when at the sandbar!
Anderson Lake is a 177 acre lake located in Oconto County. It has a maximum depth of 40 feet. Visitors have access to the lake from a public boat landing. Fish include Musky, Pan fish, Large mouth Bass, Northern Pike and Walleye.

Maiden Lake is a 269 acre lake located in Oconto County. It has a maximum depth of 52 feet. Visitors have access to the lake from a public boat landing. Fish include Pan fish, Large mouth Bass, Small mouth Bass and Walleye, and has an excellent supper club in the Maiden Lake Inn. There are some cute hand build houses at Camp Lake Resort that they refer to as the Ginger bread houses they are a must see.

These are only a few of the prominent lakes in the area but there are many, many small hidden lakes that provide the angler plenty of opportunities to fish.

As if 122.5 acres isn’t enough for you to hunt, the surrounding area has thousands of acres of public land to provide even more hunting opportunities. Beside all this, the Oconto River… Throw a tube in and float your worries away. Float tubing is one of the most relaxing things you can do, I’ve done this in this area many times. I’ve even had family members float tube and fish and catch some pretty respectable Bass. Oh, and let’s not forget cross country skiing. The trail is just south and provides the skier with miles of trails with breathtaking views through public land.

Lakewood to the North has a grocery store, hardware store, dental and medical facilities and small-town shopping opportunities with little shops dotting the main street. Lakewood also has host of events throughout the summer where you can gather and experience the local essence.
