Little River AND Oconto River Property for Sale. This nearly 15 acres of waterfront real estate has an incredible 2200 linear feet of shore on both sides of the Little River for an approximate total of 4400 feet of frontage. Another 1200 feet of shoreline on the Oconto River is just across from a prime home-site with views both up and down the Little River. The majority of the acreage is wooded river bottoms that haven't been logged since at least the 1970’s. This is a rare chance to own a fishing and hunting retreat only 25 miles north of Green Bay, Wisconsin.
Not a typo . . . this Oconto County riverfront acreage in the Township of Stiles is listed for only $49,900.
Here’s some additional info about the land, the rivers and the area.
The prime building site on the property provides a high dry elevated shore with outstanding views both up the Little River and down the Little River. Currently, a thick growth of pines and woods shields this site from the road, but a view could be opened up for panoramic glimpses of the Oconto River. This part of the property is studded with mature white pines that frame the views of the Little River. Since you would own the shoreline across the Little River you would never see another home or cottage across the water.
Some areas of the Oconto River were heavily developed with home upon home. With the majority of this acreage being wooded river bottoms and with the way it adjoins the neighbor and the roads, this is about as private and secluded as one could hope for in this near north location. The forested river lands on this property may be home to that elusive swamp buck after a night out in the surrounding farms and fields. It is rare to have a good price on a huntable waterfront property that also has good fishing.
There’s not a lot of information available about fishing the Little River, but a cursory Google search mentions bluegill, bass and suckers. An article on about Wisconsin’s Spring Steelhead Hotspots on GameAndFishMag.com notes the exact location of this property: "Don't overlook the streams along the west shore of Green Bay. The Oconto River offers good fishing from the Stiles dam downstream to Oconto, with access along Stiles and North River roads. The Little River, which enters the Oconto at Funk Road, also supports a spring run."
As for the Oconto River it is noted as a Class III Trout stream with 2016 - DNR stockings both Brown & Brook Trout. Other hits on the internet mention that the water below the dam if great to wade and spring and fall runs of salmon and trout can be good. Other species present are bluegill, bass, walleye and crappie.
Nearby lake fishing includes a nearby boat launch onto the Machickanee Flowage. This 430 acre lake has a max depth of 21 feet and is known for Panfish, Largemouth Bass, Smallmouth Bass and Northern Pike. A few miles downriver the Oconto River and Oconto Harbor and the Bay of Green Bay provide some of the best Walleye fishing in all of Wisconsin.
The nearby small crossroad towns of Stiles and Abrams provide quick access to fuel, lunch spots and ice cream. Just to the east of the property the small city of Oconto offers grocery stores, shopping and restaurants. For major shopping, medical needs, a full service airport, and of course the Green Bay Packers, the hometown city of Green Bay is just 25 miles down the highway.
